What are you waiting for? Don't be a benchwarmer!


Recently I have been noticing that buyers are sitting on the sidelines and waiting...waiting for what? Apparently the home to sell so they can try to buy it. Let me give you two examples.


Scenario #1 - Fabulous home listed for 5 months, multiple price reductions but stable at the current list price for 2 months. We receive an offer, accept it, home goes pending. I get a phone call and then an email from two "buyers" both conversations go like this:

Buyer - "I was contacting you regarding that home in Cool. I wanted to see if you think the escrow is going to close?"

Me - "I hope so but we just went into escrow and still have to go through inspections and the appraisal. Would you like to see the home? Then you could put in a back up offer."

Buyer - "No I don't want to be in back up. I want you to call me if the deal falls through and I'll take a look then. I've been watching this home and am very interested. Bummed that it's gone."


Scenario #2 - I have a listing for 6 months. Home is in escrow, falls out, crazy offers, seller carry requests. I cancel the listing in order to give sellers time to reconsider price and clean up. The day after and for the following week, I received no less than 10 calls from agents who had "all cash" buyers who have been wanting to buy that home. Where were these great buyers for the last 6 months? 

My point is, if you see a great home, make a move. Call me and we will go look at it. Don't miss the sale, make the sale. You are in charge of your home purchase future. It's not painful at all to look but it is painful to lose an opportunity.
